Rising home prices and upfront cash requirements continue to create barriers to homeownership in Calhoun County. To help address local affordability challenges, the Calhoun County Treasurer and Independent Bank have partnered to offer the Calhoun County Homebuyer Assistance Program. This initiative provides eligible buyers with direct financial assistance toward down payment and closing costs when purchasing a primary residence in Calhoun County. 

Key Features: 

Benefit: 

Up to $8,000 in total assistance: 

  • Up to $6,000 in down payment assistance from the Calhoun County Treasurer 
  • Up to $2,000 in closing cost assistance from Independent Bank 

Eligibility: 

To qualify, borrowers must: 

  • Purchase a primary residence located in Calhoun County 
  • Have household income at or below 120% of the Area Median Income (AMI) 
  • Obtain mortgage financing through Independent Bank 
  • Complete approved pre-purchase homebuyer counseling 
  • Contribute at least $1,000 toward the purchase 
  • Meet all applicable lender underwriting requirements
      

Buyer Requirements: 

  • Property must be in Calhoun County 
  • Property must be owner-occupied as the primary residence 
  • Buyer must complete pre-purchase counseling prior to closing 
  • Income eligibility must be verified during underwriting 
  • Funding available on a limited basis 

Loan / Assistance Structure: 

  • First mortgage originated and underwritten by Independent Bank 
  • Assistance applied at settlement 
  • Subject to lender guidelines and program availability 
  • Program terms may change without notice
      

Application Timeline: 

Applications are accepted through Independent Bank. 

Borrowers must: 

  1. Contact Independent Bank to begin mortgage prequalification 
  1. Complete required pre-purchase counseling 
  1. Submit documentation for income verification 
  1. Close on the home with assistance applied at settlement Calhoun County
