In Fort Bragg’s Fast-Moving Market, Military Buyers Need a Guide Who Slows the Process Down

Market Impact Profile: Kristen Brooke Frisbee of LPT Realty’s Dark Horse Group helps military buyers, veterans and first-time homebuyers navigate Fort Bragg, Fayetteville, Raeford, Stedman

In the Fort Bragg-area housing market, Kristen Brooke Frisbee has built her early real estate business around a specific kind of buyer and a specific kind of pressure. Her client base has been 100% military so far, and in one recent deal, she negotiated $10,000 off the purchase price, secured $8,000 in concessions and helped her buyer purchase a home that appraised $25,000 over contract value.

That result explains the way Frisbee, a Realtor and broker with LPT Realty’s Dark Horse Group, approaches Fort Bragg, North Carolina, and the surrounding communities of Fayetteville, Raeford, Stedman and Cumberland County. She does not treat speed and education as opposing forces. She helps buyers move quickly by making the decision clearer before the moment becomes urgent.

For Kristen Brooke Frisbee, serving the Fort Bragg housing market means giving military buyers the clarity, responsiveness and negotiation strategy they need to move quickly without feeling rushed.

A Teaching Background Became a Buyer Education Model

Before real estate, Frisbee worked as a teacher, and that background still shapes the way she guides clients. She learned how to communicate clearly, stay organized and remain patient when people need time to understand a new process.

“Before real estate, I was a teacher,” Frisbee said. “That experience shaped how I work today, especially in communication, organization, and patience.”

Her entry into real estate came through a family friend who worked in both sales and property management. Watching that business grow gave Frisbee a practical view of the industry and helped her see a path to building something of her own.

That origin matters because her work with buyers depends on explanation, not pressure. Frisbee said she consistently makes sure clients understand each step of the process, especially when the pace of the market could make them feel as if they are being pushed from one decision to the next.

“I consistently focus on making sure my clients fully understand each step of the process,” she said.

Fort Bragg Buyers Need Speed Without Confusion

Frisbee describes the Fort Bragg-area market as active and fast-moving, especially for buyers who already know what they want. Her warning to buyers is direct because she has seen hesitation change the outcome.

“Don’t sleep on it,” she said. “If you like a home, you need to act quickly because this market moves fast and things can change in a matter of minutes.”

At the same time, the broader market is not one-dimensional. Homes in the area are averaging about 84 days on market, a figure Frisbee sees as important for sellers and buyers because it points to a more balanced to buyer-leaning environment where pricing and strategy matter.

That combination creates the specific reality she has to manage for clients. A buyer may have room to negotiate on the right property, but a desirable home can still demand immediate attention. Frisbee’s role is to help clients understand that difference before they mistake patience for passivity or urgency for panic.

Military Clients Shape the Way the Work Gets Done

Fort Bragg gives Frisbee’s business a clear center of gravity. She primarily works with active-duty military clients and veterans, and every transaction in her career so far has come from the military community.

“I especially love working with first-time homebuyers and military families,” Frisbee said. “The military community has made up 100% of my client base so far, and it’s something I take a lot of pride in serving.”

That client base fits the geography she serves. Fort Bragg, Fayetteville, Raeford, Stedman and the surrounding Cumberland County area all connect to a housing market where military timelines, relocation decisions and first-time buyer uncertainty often overlap.

Frisbee’s service model reflects that reality. She focuses on being approachable, responsive and clear, because military buyers may not have the luxury of a slow, open-ended search. They need an agent who can help them understand the market, evaluate a home and make a decision without losing confidence in the process.

Communication Is the Service Standard

Frisbee does not frame communication as a soft skill. In her view, it is the baseline standard that separates strong agents from average ones in her market.

“Great agents show up, answer their phone, follow through on what they say, and stay available for their clients,” she said.

That standard shows up in the way she builds relationships. Frisbee describes herself as friendly, approachable and easy to work with, but her larger goal is to create trust through humor, understanding and consistency. She wants clients to feel comfortable enough to ask questions and supported enough to keep moving.

Her marketing strategy also reflects that persistence. She joined Dark Horse Group because of its lead generation and support systems, and she is part of one of the top Zillow teams in the state. Outside of those systems, she uses social media, mailers, direct outreach, door knocking, cold calling, sphere-of-influence outreach and informational goodie bags for local businesses.

Those details matter because they show how she is building her business in the same way she serves clients: through consistency. Frisbee is not relying on one tactic or one relationship. She is creating a repeatable foundation around presence, follow-through and local visibility.

Negotiation Turns Guidance Into Measurable Value

Frisbee places special emphasis on the offer and negotiation stage because that is where she believes buyers can gain the most value. Her clearest example came in a deal where she negotiated $10,000 off the purchase price and secured $8,000 in concessions for her client.

The financial advantage did not stop at closing. The home appraised $25,000 over the contract value, giving the buyer immediate equity and turning the negotiation into a stronger long-term position.

That outcome fits Frisbee’s larger approach. She does not separate education from negotiation. A buyer who understands the market, the property and the offer terms can act faster and more confidently when the right opportunity appears.

In the Fort Bragg-area market, that matters because the best decision may require two instincts at once. A buyer has to move quickly enough to compete, but carefully enough to protect their money. Frisbee’s job is to help them do both.

The Right Move Matters More Than the Fastest Deal

Frisbee’s early production reflects a business still being built. She has closed about one transaction per year while laying her foundation and is on track to grow toward 12 or more closings annually.

But she is clear about the kind of business she wants to build. Her philosophy centers on consistency, honesty and putting the client’s long-term interest ahead of her short-term gain.

“My approach is centered on consistency, honesty, and putting my clients first,” she said.

That conviction becomes most important when a buyer wants momentum but may not be ready for the right move. Frisbee said she will tell a client when something does not serve their goals, even if that means slowing down the transaction.

“If something is not the right move, I will be honest about that, even if it means waiting for a better time,” she said.

That is the balance that defines her role in the Fort Bragg market. Frisbee helps military buyers move with urgency, but she does not treat urgency as permission to rush. She slows the process down just enough for clients to understand the decision, then helps them move when the opportunity is right.
