What This Program Offers 

The Peach Plus Loan Program combines a 30-year fixed-rate mortgage with down payment assistance options designed to reduce upfront costs for eligible buyers. 

Available assistance options include: 

Standard Assistance 

  • 3.5% of the purchase price 
  • Maximum assistance of $10,000

PEN Assistance (Protectors, Educators, and Nurses) 

  • 4% of the purchase price 
  • Maximum assistance of $12,500 
  • Available for public protectors, educators, healthcare professionals, and active military members

Choice Assistance 

  • 4% of the purchase price 
  • Maximum assistance of $12,500 
  • Designed for households with a family member living with a disability

These assistance funds can be used toward down payment and closing costs, helping reduce the financial barriers that often delay homeownership. 

Who This Program Is Designed For 

The Peach Plus Loan Program is designed for borrowers who: 

  • Qualify for FHA or VA mortgage financing 
  • Do not meet the eligibility criteria for the traditional Georgia Dream program 
  • Need assistance covering upfront homebuying costs

  • Have liquid assets of no more than $20,000 or 20% of the home’s purchase price (whichever is greater)

  • Obtain mortgage approval through a participating lender 
  • Purchase a primary residence in Georgia
     

All Peach Plus loans are structured as 30-year fixed-rate mortgages with competitive interest rates.
